What is a home measurement or floorplan service?

Floorplan services are just what they sound like: Based on what you need, an appraiser will measure the home's dimensions and area, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a form that can be used to prove the accurate Gross Living Area (GLA), the total livable space, of your home. These services are useful and often essential when disputing property taxes or selling a property.

How does a floorplan service work?

During a home measurement service, an appraiser measures the home or property with a measuring tool — generally a tape or laser measuring device. As they walk the property, they note the layout of the rooms and other features, like closets, hallways, and fireplaces. They might make a rough sketch of the property. Then, the appraiser creates a report and a more detailed sketch showing the total square footage and the overall layout of the house. The result is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When is a measurement or floorplan service needed?

Tax records frequently reflect inaccurate square footage because the values can come from several sources, and sometimes go unproven — meaning you may be taxed for more square footage than you actually have!
